ALTA / NSPS / Land Title Surveys

A key service offered by EPOCH is the preparation of ALTA/NSPS surveys. These surveys adhere to the standards set by the American Land Title Association (ALTA) and the National Society of Professional Surveyors (NSPS), which jointly define the minimum requirements for land title surveys.

An ALTA/NSPS survey meticulously details the existing improvements on a property in relation to its exterior boundaries, ownership lines, easements, rights-of-way, and other elements affecting land ownership. The primary goal is to provide the title company with comprehensive information needed to insure the title to the land and its improvements, particularly for commercial developments. Besides adhering to the mandatory standards, the ALTA/NSPS guidelines include an optional “Table A” that outlines additional elements that can be included to further clarify the survey’s scope and detail.

The certification language of an ALTA/NSPS survey includes the names of all parties involved, such as the buyer, seller, title company, and lender. At EPOCH, we collaborate closely with title insurance companies, ensuring that both the surveyor and the title company provide a thorough depiction of all matters affecting land ownership.
