Lot Line Adjustment
A lot line adjustment, or boundary line adjustment, is the process used to change the property lines of existing parcels. This adjustment allows for the rearrangement, combination, or modification of parcels, provided that the total number of parcels remains the same or fewer than before the adjustment, and no additional parcels are created. If the goal is to increase the number of parcels on a piece of land, a subdivision process is required instead.
While road improvements are generally not necessary for a lot line adjustment, it is typically required that the affected parcels have recorded public or private access.
These processes are highly regulated by state and local laws, and at EPOCH, we are well-versed in navigating these regulations to ensure compliance and accuracy. Our expertise ensures that all legal and procedural requirements are met, providing a seamless adjustment process for property owners.
